Few home decisions feel bigger than the roof over your head — and the repair-vs-replace question comes up after every major storm. Here's the framework our roofing crew uses on every inspection.
Start with age. An asphalt shingle roof typically lasts 20–25 years. If yours is under 12 and the damage is localized — a few lifted shingles, one leak around a vent — repair is almost always the smart move.
Next, assess the extent. One or two problem spots? Repair. Widespread curling, granule loss across whole slopes, daylight visible in the attic, or a sagging deck? Those point to replacement — patching a failing system just delays the inevitable and can trap moisture.
Then do the math. A useful rule: if a repair costs more than about a third of a full replacement and the roof is past mid-life, replacement usually wins on value — especially since a new roof resets your warranty clock and can lower insurance premiums.
Whatever you decide, get a professional inspection first. Many of our 'replacement' calls turn out to need only a targeted repair — and we'd rather earn your trust with honesty than sell you a roof you don't need.
